Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and all required fees are received. We recommend submitting your application as soon as possible to secure the rental you’re interested in. -
Do I pay first month’s rent and last month’s rent with my security deposit?

How old do you have to be to apply?
Applicants must be of legal age to enter into a binding lease agreement, which is generally 18 years or older. -
Is the deposit refundable?
Yes, the security deposit is refundable as long as there is no damage beyond normal wear and tear, and all lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or cleaning fees as outlined in the lease. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement accepting responsibility for the lease. -
You have a property I want to rent. How do I apply?
Applications can typically be completed online or in person. A full application, application fee, and supporting documentation—such as proof of income and photo identification—are required for processing. -
How do I pay rent?
Rent can be paid online through the secure tenant portal, via automatic bank transfer, or by check or money order, depending on the property’s payment options. We encourage online payments for convenience and faster processing. -
I want to get a pet. What do I do?
Review your lease agreement and contact management before bringing a pet into the property. Some homes allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions or require approval. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants listed on the lease are responsible for the entire lease term. If one tenant wishes to remain, they may need to qualify independently or find a replacement tenant approved by management before making changes. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice before vacating. Please check your lease for the required notice period and submit your intent to move out in writing by the specified deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are handled by the property management company. However, tenants may be responsible for any damages caused by negligence, misuse, or failure to report issues in a timely manner. All maintenance requests should be submitted through the proper online portal or contact channel.
